By accessing or using ComplyRent ("Service"), you agree to be bound by these Terms of Service. If you do not agree to these terms, you may not use the Service. We reserve the right to modify these terms at any time, and your continued use of the Service constitutes acceptance of any changes.

ComplyRent is a property management and compliance tracking platform that enables landlords and property managers to:

• Manage property portfolios and room configurations
• Track tenant information and contracts
• Conduct and document property inspections
• Generate inspection reports with photographic evidence
• Maintain compliance records for rental properties

To use the Service, you must:

• Provide accurate and complete registration information
• Maintain the security of your account credentials
• Promptly update your information if it changes
• Be at least 18 years of age

You are responsible for all activities that occur under your account. Notify us immediately of any unauthorized use.

Managers

• Responsible for the accuracy of property and tenant information
• Must ensure proper consent from tenants for data collection
• Responsible for managing user access within their organization

Agents

• Must use the Service only for authorized purposes
• Must respect tenant privacy when conducting inspections
• Must not share account credentials

All Users

• Must comply with all applicable laws and regulations
• Must not upload malicious content or attempt to compromise the Service
• Must respect intellectual property rights

When uploading inspection photographs and content:

• You represent that you have the right to capture and upload such images
• Images should only capture property conditions, not personal belongings or individuals
• You grant us a license to store, process, and display images for Service purposes
• You retain ownership of your content

We reserve the right to remove content that violates these terms or applicable law.

You agree NOT to:

• Use the Service for any illegal purpose
• Upload false, misleading, or fraudulent information
• Attempt to gain unauthorized access to any part of the Service
• Interfere with or disrupt the Service or servers
• Use automated systems to access the Service without permission
• Harass, abuse, or harm other users
• Violate any applicable local, state, national, or international law

We strive to maintain Service availability but do not guarantee uninterrupted access. The Service may be temporarily unavailable due to:

• Scheduled maintenance (we will attempt to provide advance notice)
• Emergency repairs or updates
• Factors beyond our control (network issues, third-party service outages)

While we implement reasonable measures to protect your data, you are responsible for maintaining your own backups of critical information. We are not liable for any loss of data due to system failures, user error, or other circumstances.

If applicable, payment terms will be specified separately. Failure to pay may result in suspension or termination of your account.

The Service, including its design, features, and content (excluding user-generated content), is owned by ComplyRent and protected by intellectual property laws.

You may not copy, modify, distribute, or reverse engineer any part of the Service.

To the maximum extent permitted by law:

• The Service is provided "as is" without warranties of any kind
• We disclaim all warranties, express or implied, including merchantability and fitness for a particular purpose
• We are not liable for any indirect, incidental, special, consequential, or punitive damages
• Our total liability shall not exceed the amount paid by you in the 12 months preceding the claim

You agree to indemnify and hold harmless ComplyRent, its officers, directors, employees, and agents from any claims, damages, losses, or expenses arising from your use of the Service or violation of these terms.

We may terminate or suspend your account if you:

• Violate these Terms of Service
• Engage in fraudulent or illegal activity
• Fail to pay applicable fees
• Upon your request

Upon termination, your right to use the Service ceases immediately. You may request export of your data within 30 days of termination.

Any disputes arising from these terms or your use of the Service shall be resolved through binding arbitration in accordance with applicable arbitration rules. You waive any right to participate in a class action lawsuit or class-wide arbitration.

These Terms shall be governed by and construed in accordance with applicable laws, without regard to conflict of law principles.

If any provision of these Terms is found to be unenforceable, the remaining provisions shall continue in full force and effect.
